Conveyancing

A personal conveyancing service, with a solicitor who knows your file.

Waymakers Legal Services provides residential and commercial conveyancing for homeowners, landlords, investors, developers and businesses across England and Wales.

You deal with the same property solicitor throughout and always know where your matter stands. Property work is led by Leisha Kamalananthan, a consultant property solicitor with particular experience of supporting small and medium-sized developers, from site acquisition through to the sale of completed plots.

How the process works

Before exchange

  • Checking the title and contract
  • Searches and enquiries
  • Reviewing any mortgage offer
  • Reporting to you before you commit

Exchange to completion

  • Exchanging contracts
  • Agreeing the completion date
  • Arranging the transfer of funds
  • Completion and release of keys

After completion

  • Stamp Duty Land Tax, or Land Transaction Tax in Wales
  • Registration at HM Land Registry
  • Final documents sent to you

New Build

New build purchases bring the developer's timetable, warranties and planning to consider. Each point is explained clearly before you commit.

Fees

Straightforward residential and commercial transactions are quoted as a fixed fee once the property and the transaction are known, with searches, Land Registry fees and other disbursements set out separately. More complex matters are priced once the scope is clear. There are no hidden charges.
